Jakub Mikulášek will be responsible for Office Islands project

Jakub Mikulášek has been working for HOCHTIEF Development Czech Republic since 2007. As project manager, he was involved in the project development and realization of the Trianon office building. He is currently in charge of the residential Park Kavčí Hory in Prague 4. His new assignment will also make him responsible for the Office Islands project.

Jakub Mikulášek graduated from the University of Economics in Prague and obtained a CEMS Master degree in International Management. Before joining HOCHTIEF Development, he was the COO of CzechInvest, the Czech national investment promotion agency. He headed CzechInvest’s French operations in Paris between 2004 and 2006.

Jakub Mikulášek speaks English, Spanish, German and French.

Current project developments

Office Islands is an ambitious six-building complex located in the vicinity of Prague Letňany metro station, totalling 70,000 square meters of office space. Office Islands’ overall concept places a particular focus on low energy consumption and has already obtained LEED Silver precertification.

Park Kavčí Hory will comprise four residential buildings with 334 flats and four non-residential units. The ecological aspect will be reflected in various ways, including green and car-free areas, for example.

Double certification for HOCHTIEF Development Czech Republic

Company’s quality and environmental management meet ISO 9001 and 14001 standards

HOCHTIEF Development Czech Republic has earned the internationally acknowledged ISO 9001:2009 and 14001:2005 certificates of quality. These certificates prove that the management systems for quality and environmental control are used in the company.

The ISO 9001 standard presents the facets of a defined, structured management system with which companies ensure, control and lastingly guarantee the quality of their products, services and processes as well as client satisfaction.

The ISO 14001 standard forms the basis for building up, introducing, monitoring and continuously improving environmental management systems. It also defines the requirements that have to be met for certification, adapted to the company's size, geographic, cultural and social conditions.

New member of HTP management for international activities in development projects


Peter Noack is responsible for foreign subsidiary companies in the HOCHTIEF Solutions development group.
HOCHTIEF Solutions AG has appointed Peter Noack (43) to the management of HTP (HOCHTIEF Projektentwicklung). The law school graduate is responsible for the future international engagements of the HTP group, in which all development activities of the HOCHTIEF Solutions company are united. The Czech branch -- HOCHTIEF Development Czech Republic s.r.o. -- will continue to be managed by Executive Petr Beneš.

HOCHTIEF Development Czech Republic enhances its staff, Tibor Ovečka will be responsible for Office Islands leasing from September


From September Tibor Ovečka (45) will enter HOCHTIEF Development Czech Republic as the leasing manager for the company’s latest office project, Office Islands in Letňany. ( www.officeislands.cz )His main task will be acquisition of new tenants for this project and provision of subsequent care for them.

Hodonín native Ovečka studied at Palacký University in Olomouc. He gained his professional experience at the company Care Brno in the position of general manager, as well as at DTZ, where he was responsible for leasing office buildings and conducting marketing surveys. For several years he was working as a senior consultant in the area of commercial real estate at Healey and Baker (now Cushman and Wakefield) and at Immorent CR in the position of leasing manager. At CPB Praha (now EHL Real Estate Czech Republic) he was in charge of the Czech Republic as the chief operating officer/executive.

He most recently worked for the company Czech Property Investment (CPI), where he held the position of leasing manager and had partial responsibility for acquisitions in the office sector. He was responsible for the company’s entire portfolio in the Czech Republic, which comprised more than 70,000 m2, and he was also in charge of all new office projects of CPI Group.

Tibor Ovečka speaks English and German fluently and is also proficient in Russian. He is married and has two children. His favourite pastimes are mainly adrenaline sports such as mountain biking, snowscoot, snowboarding, SMX (snow motocross) and longboarding. He also enjoys spending time with his family and reading.

Office Islands project obtains building permits

Two buildings, Ithaka and Svalbard, will be constructed in the first phase.

HOCHTIEF Development Czech Republic has obtained for its Office Islands project in Prague’s Letnany district the last of the required permits for construction of the entire complex and related infrastructure. “Construction works shall be commenced in the second half of this year, completion of the first phase is planned for the first quarter of 2013,” says Peter Noack, executive director of HOCHTIEF Development Czech Republic.

Two buildings, called Ithaka and Svalbard, shall be constructed in the first phase, located on the eastern side of the complex. Each of the buildings has three office floors and one floor for parking and technical equipment. For the greatest possible comfort of tenants, the office spaces will be flexibly partitionable both horizontally and vertically. The Ithaka building will offer a total of 10,320 m2 of office spaces. The Greek island of Ithaka, home of mythical Odysseus, served as the inspiration for the reception area and interior atrium.

A total of 10,670 m2 will be available to tenants in the Svalbard building, which takes its name from the Norwegian island of Svalbard, part of the Spitzberg archipelago in the Arctic Ocean. The building’s reception and atrium are inspired by the climate, flora, fauna and history of the island, which is also connected with the presence of Vikings.

The Office Islands project, offering nearly 70,000 m2 of office and commercial spaces in six buildings, will be located in the immediate vicinity of the Letnany underground station, bus terminal and P+R carpark. A bicycle trail will traverse the Office Islands site, connecting the complex to the nearby shopping centre as well as the greater Prague system of bicycle trails. Comfortable and convenient facilities (sanitary facilities, showers, bicycle stands) are a matter of course for employees who choose to use this ecological means of transport.

Thanks to modern technologies and equipment, such as cooling beams, heat pumps and automatic system of interior lighting and exterior blinds, the buildings in the Office Islands complex are designed to achieve energy savings of up to 30% compared to standard newly constructed commercial buildings. A system of retention tanks for capturing and subsequently using rainwater will be used for irrigating the vegetation in the complex. Strong emphasis is being placed on the use of natural and recyclable materials throughout the complex. The facades will contain wood from permanently sustainable forests. Liapor masonry and gabion facings will also be used. The project has received the Grade-A Energy Performance Certificate (max. energy consumption of 62 kWh/m2/year) for all of the buildings, as well as Silver-level pre-certification within the LEED evaluation system.

Office Islands gain LEED pre-certification

Future office complex in Prague achieves silver level of the international certification system Leadership in Energy & Environmental Design (LEED).

HOCHTIEF Development Czech Republic has received the second accolade for its Office Islands project: After being awarded the Grade A energy performance certificate “Průkaz energetické náročnosti budovy” for its high energy efficiency, Office Islands has now been certified based on a system of individual criteria: Besides the energy efficiency of building operation, LEED evaluates, for example, the effective use of water and heat resources, the availability of public transportation and alternative means of transport, the innovation of the construction solution and the use of environmentally friendly materials.

The office complex—including close to 70,000 square meters of office and commercial space in six individual buildings—will be located in the immediate vicinity of the Letňany subway station with good accessibility to bus terminal, P+R car park and the planned outer Prague ring-road. A branch line of the greater Prague bicycle lane also leads directly to the Office Islands site. The project includes full infrastructure for employees who cycle. Thanks to cooling beams, heat pumps, automatic interior-lighting and exterior-shading systems, the Office Islands buildings will be able to achieve energy savings of 30 percent in comparison with standard newly constructed commercial buildings. For water-conservation, a system of retention tanks for capturing and subsequently using rainwater will be used to irrigate the greenery. Natural and recyclable materials will be employed throughout the entire Office Islands complex: For example, masonry of filled hollow bricks and tiled gabions will be used and the facades will contain wood from sustainable forests.

“Gaining silver-level LEED pre-certification confirms the correct orientation of the Office Islands project which considers the environment and at the same time minimizes the costs of operation”, Peter Noack, General Manager of HOCHTIEF Development Czech Republic, says. Office Islands is one of only a few projects in the Czech Republic which can boast this certificate—to date there are just two fully certified buildings in the Czech Republic. In addition, Office Islands numbers amongst the select few office projects in the Czech Republic which have a Grade A listing and are therefore classed as “green”.

Real estate award for HOCHTIEF

HOCHTIEF Projektentwicklung receives the Prime Property Award for Unilever House in Hamburg’s HafenCity.

HOCHTIEF Projektentwicklung, the parent company of HOCHTIEF Development Czech Republic, was recognized last week at Expo Real for its expertise in the area of sustainable property development. Unilever House took third place, also thanks to its ecological, architectural and urban development qualities. This is the fifth award for Unilever House and the second Prime Property Award for an office building realized by HOCHTIEF Projektentwicklung.

“All these awards confirm that our daily efforts to develop sustainable properties that make their contribution to urban development are going the right way,” said Peter Noack, General Manager of HOCHTIEF Development Czech Republic. “We are heading the same direction with our Office Islands project in Prague - Letňany, in which environmentally friendly concept and energy efficiency are the key,” Noack added.

Office Islands receives Grade A Průkaz energetické náročnosti budovy

Planned office complex built on ecofriendly use of resources.

HOCHTIEF Development Czech Republic has received the Grade A energy performance certificate “Průkaz energetické náročnosti budovy” for its Office Islands project which provides office and commercial space of close to 70,000 square meters. The planned six individual buildings will have an annual energy consumption of less than 62kWh per square meter. Office Islands therefore is one of the few office projects in the Czech Republic classed as “green”.

The Office Islands are based on a comprehensive concept aimed at reducing energy usage levels. The complex will feature above-standard insulated facades as well as insulated cooling and heating mains. The premises will be air-conditioned using heat pumps and cooling ceilings. All buildings will have exterior sunblinds. These will be automatically controlled similar to the lighting in the room, based on the incident sunlight. A modern wastewater system will reduce the use of water. Collected rainwater can also be used to water the plantation.

The complex will be located in the immediate vicinity of the Letňany metro station with good accessibility to bus terminal, P+R car park and the planned outer Prague ring-road.

“From the start of planning, our focus has been on reducing the energy required. We aim to achieve this by using natural building materials and state-of-the-art technology,” Peter Noack, General Manager of HOCHTIEF Development Czech Republic, explains. The goal is to create high-quality office space that requires a minimum of operating costs while saving the environment. “We are now aiming at the internationally recognized LEED certification”, Noack adds.

HOCHTIEF Development Czech Republic celebrates triumph of Marco Polo Tower at MIPIM Awards 2010

The “real estate Oscar” in the Residential Developments category went to the high-rise building in Hamburg’s HafenCity.

The award was handed over during the MIPIM, Europe’s biggest real estate and investment trade fair which took place in Cannes in March. Marco Polo Tower was chosen ahead of Copenhagen’s Havneholmen and Newton Suites in Singapore. The success of Marco Polo Tower is underscored by the fact that three quarters of the apartments have already been sold. The outstanding residential development was developed by a project company with majoritarian involvement of HOCHTIEF Projektentwicklung, North branch, a co-subsidiary of HOCHTIEF Development Czech Republic.

The 56-meter-high, sculptural building with 15 differently shaped residential levels has been built with sustainability criteria in mind. Sun collectors on the roof, for example, provide the power required for cooling the apartments. In addition, a special facade design reduces energy consumption inside the building. Using the design-ready concept, the apartments will be fitted out and furnished in keeping with the personal wishes of their owners. At the end of 2009, the Marco Polo Tower already received five stars at the European Residential Property Awards as the “Best high-rise development Germany”.

HOCHTIEF Development Czech Republic is ready to build on the success of HOCHTIEF Projektentwicklung. The company is currently working on two projects – the Park Kavčí Hory residential complex, that will offer more than 300 high-standard apartments in a prestigious location near Pankrác metro station and Arkády shopping center and the Office Islands administrative complex in Letňany, which will bring to the market approximately 68,000 square meters of office space.

HOCHTIEF Development’s projected office complex gets a new name

The projected complex of six modern office buildings previously known as the Letňany Administrative Center has got a new name—OFFICE ISLANDS. The new name reflects the overall concept of the project, in which each building represents an individual island while also forming a part of a unified office complex that will offer both easy accessibility as well as a calm yet inspiring environment for tenants.

The initial letters of the six islands’ chosen names form the acronym “ISLAND”. The individual islands (Ithaca, Svalbard, Luzon, Andros, Niau and Dalma) represent the world’s diverse climates, ranging from arctic cold to tropical. The islands for which the buildings are named are located in various parts of the world and were selected so that the architects could work with particular themes and stories when designing the atriums and, to some extent, the interiors, thus giving each building its own individual character.

“With our new office project, we wanted to do something special and original by combining a high-quality administrative center with a unique and pleasant environment for tenants. We anticipate that Office Islands will become one of Letňany’s future landmarks,” says Peter Noack, managing director of HOCHTIEF Development Czech Republic.

Within its six administrative buildings, the Office Islands complex will provide approximately 68,000 square meters of modern office space. Office Islands will be located in the immediate vicinity of the Letňany subway station, an important transit hub in northeast Prague, and near the planned Prague outer ring, which in future will ensure effective transport accessibility to the city center and beyond. Construction is set to begin in the third quarter of this year, with completion of all phases planned for the second quarter of 2014.
